What it costs, roughly

Two sensors per property with a gateway shared across a block puts a monitored home in the low tens of pounds per property per year at scale, which is a small fraction of a single mould remediation, let alone a disrepair claim. We scope by block rather than by property because the gateway economics only work that way, and we will tell you honestly where a scheme is too dispersed to justify it.

Damp and mould monitoring: asked before buying

Is this surveillance of tenants?

No, and it is worth being firm about this. These sensors measure air temperature and relative humidity. They contain no microphone, no camera and no motion sensing, and they cannot identify a person or tell you whether anyone is home. We would recommend telling tenants exactly what is fitted and why, because the honest version is genuinely reassuring and consent conversations go better when the answer is this simple.

Does a humidity reading prove there is mould?

No, and anyone claiming otherwise is overselling. What it proves is that the conditions which allow mould growth were present, for how long, and in which room. That is a leading indicator and a strong evidence base for prioritising an inspection. The inspection still confirms the hazard. Used properly this tells you which doors to knock on first, rather than replacing the surveyor.

What about condensation caused by how a property is heated and ventilated?

The data usually clarifies that argument rather than inflaming it. A property that runs cold and humid across a whole winter looks quite different from one that spikes after a shower and recovers within the hour. The first points at fabric, heating cost or ventilation capacity; the second points at usage. Both are actionable, and having the trend removes a lot of the blame that currently attaches to these disputes.
