Know a lift is down before the calls start
A lift moves a large share of a building's occupants every day, and in some buildings it is the only way certain people can reach their home or their floor at all. When it stops, the building usually finds out from a phone call, and the clock on the lift contractor's response only starts when somebody thinks to make it. Meanwhile the lift company's own monitoring, where it exists, reports to the lift company rather than to you, so the record of how often this unit failed and how long it took to fix belongs to the party you would be negotiating with. Motor room overheating, a common cause of shutdown in summer, tends to be discovered the same way.

The difference
A lift moves a large share of a building's occupants every day, and in some buildings it is the only way certain people can reach their home or their floor at all. When it stops, the building usually finds out from a phone call, and the clock on the lift contractor's response only starts when somebody thinks to make it. Meanwhile the lift company's own monitoring, where it exists, reports to the lift company rather than to you, so the record of how often this unit failed and how long it took to fix belongs to the party you would be negotiating with. Motor room overheating, a common cause of shutdown in summer, tends to be discovered the same way.
What you get
Immediate notification that a lift has stopped or a fault contact has operated, rather than waiting for an occupant to report it
Motor room temperature trended, because overheating shuts lifts down in summer and is entirely preventable when you can see it coming
Your own independent record of downtime and response, which is the evidence base for a service-contract conversation
Availability data per lift across an estate, so a chronically unreliable unit is identifiable rather than anecdotal
The full stack, applied here
Every Indiott build runs all five layers as one accountable system. Follow a single live signal from the sensor that catches it to the report that proves it.
Turnkey LoRaWAN and industrial sensors read the physical world at the edge, on battery, without rewiring the site.
Hands a reading to CONNECT ↓
Gateways, industrial routers and serial device servers carry every reading back over LoRaWAN, 4G, 5G, Ethernet or satellite, so the far edge reports as reliably as the plant room.
Hands a signed stream to SECURE ↓
OT security by design: managed switching, VPN and firewall routers, protocol gateways and hardware data diodes keep the network segmented and the data tamper-evident to IEC 62443.
Hands a trusted stream to CONTROL ↓
When you want the system to act, remote IO, wireless valves and the bespoke Indiott Engineering line close the loop, dose, switch, isolate or interlock, with no human in the middle.
Hands an action to MANAGE ↓
The software layer turns it into decisions: live dashboards, mapping, alarming and analytics, with one-tap reports and clean feeds into your SCADA, BMS or existing platform.

How teams start
You do not boil the ocean. Nearly every rollout runs the same four moves, and you own a working, evidenced result at the end of the first one.
We walk the sites, list the assets and pin the one constraint that matters, then agree what a good result looks like before a single sensor is bought.
A focused set of sensors goes onto one site or asset group, live on our telemetry and dashboards, wired to the people who need the alert.
We tune thresholds, kill false positives, confirm the integration into your SCADA, BMS or CAFM, and write the standard design down so it repeats.
The proven design rolls out across the estate, reusing the same hardware standards and data models so every site reads the same way.

Why Indiott
We pick the best of each brand for the layer and the environment, not one vendor catalogue. Milesight, AquaIoT, Atop, Browan, SpecSens and Urban.io, chosen on merit.
Sensing, connectivity, OT security, control and the dashboard come from one accountable team, so there is no finger-pointing when something needs to talk to something else.
UK-based engineers scope the site, quote the kit and stand behind it, with compliance mapped to the regimes your auditors actually cite.
Prices are shown where we can, quoted fast where we cannot, and you get a straight answer and a bill of materials within one working day.
DEPLOYED IN THE FIELD
| Standard | What it requires |
|---|---|
| LOLER 1998 | thorough examination regimes are supported by an independent record of operation and faults between examinations |
| PUWER 1998 | evidence that equipment is maintained in an efficient state and in good repair |
| Equality Act 2010 | lift availability is an accessibility matter where a lift is the only accessible route, so downtime records carry weight |
A lift with fault and run contacts monitored plus motor room temperature is in the low hundreds of pounds, with a gateway serving every core in the building. A residential block with four lifts is a straightforward case. Itemised quote within one working day.
No, and it must not. The sensor reads volt-free contacts that the controller already presents for exactly this purpose; it is a read-only observer and it is wired outside the safety chain. Any connection into a lift panel is still work on a lift and should be done by the lift contractor or a competent person under the maintenance agreement, not by a general electrician.
Often the honest answer is that you should not, if theirs reports to you in a form you can use. Where it is worth adding is when their monitoring reports only to them, when you have several lift contractors across an estate and want one consistent view, or when you want an independent record for a contract negotiation. If their system already gives you that, we will tell you to save your money.
It can tell you the lift has stopped in an abnormal state, and that is genuinely useful. It is not an entrapment alarm and must never be relied on as one. The lift's own emergency communication system is the safety-critical path for entrapment and stays exactly as it is.
