Damp complaints arrive after the mould does. Continuous humidity and temperature records show which homes are heading that way weeks earlier, and whether the cause is ventilation, heating or a building defect. That evidence matters more since Awaab's Law set timescales for landlords to investigate and fix hazards.

The kit uses the 4G version of the UG63 gateway so the landlord owns the connection end to end. One gateway can serve many homes in the same block, which is where the cost per home drops.

Sizing it for your site

  1. Three sensors per home is the useful minimum: the bathroom, the kitchen and the room with the coldest external wall.
  2. One gateway on a landing or in a riser can reach several flats. Up to 20 sensors work on its own network server, so six homes of three sensors each fit on one gateway.
  3. Houses spread along a street usually need a gateway every few doors. Test the signal from the furthest house first.
  4. Add a fourth sensor in any room where the tenant has already reported mould.

What this kit will not do

  • It measures the humidity and temperature of the air, not the moisture in a wall or the temperature of a cold surface where mould actually grows.
  • It shows the conditions that lead to damp; finding the cause still needs a survey.
  • Readings reflect how a home is lived in as well as how it is built, so agree with tenants how the data will be used before fitting.
  • The gateway needs mains power and a SIM with a data plan.

Setting it up

  1. Place the gateway centrally. In a communal area or riser with a socket, high up and away from steel doors.
  2. Join the sensors before the visit. Tap each EM300-TH with a phone running Milesight's configuration app and label it by address and room.
  3. Mount away from sources. On an internal wall, not directly above a kettle, shower or radiator, at around shoulder height.
  4. Set humidity alerts. Alert on humidity that stays high for hours rather than a single reading after a shower.
  5. Review monthly. Homes with long spells of high humidity are the ones to visit first.

Before you order

Does this help with Awaab's Law?

It gives you continuous evidence of the conditions in a home, which helps you prioritise investigations and show what was happening before and after a repair. It does not replace the inspection and repair duties themselves. Our guide to Awaab's Law explains the timescales.

Why not use the tenant's Wi-Fi?

Because the landlord cannot rely on it. Broadband gets switched off, passwords change and tenants move. The 4G gateway keeps the data flowing without touching their equipment.

How long will the sensors run?

The EM300-TH is rated at over 10 years on its battery at a 10 minute interval with a strong signal, and around 5.8 years further from the gateway.

Can the tenant see the readings?

Not from the EM300-TH, which has no screen. If you want a display in the home, swap one sensor for an AM102, which has an e-ink screen.
