Small buildings rarely have a BMS, so a boiler lockout is discovered when the radiators go cold. This kit watches the plant room the way an engineer would on a visit: is heat leaving the plant, is the plant reporting a fault, is the room itself too cold or too hot, and is water on the floor.

The EM300-DI reads the volt-free fault contact most boilers and pump panels provide, so a lockout becomes an alert rather than a phone call from a cold building.

Sizing it for your site

  1. One pair of flow and return probes per heating circuit you care about: the primary circuit first, then any secondary circuits.
  2. One EM300-DI per fault or run contact. Most boilers and pump panels have a volt-free common fault output.
  3. One leak sensor at the lowest point of the floor, plus one under any unit that has leaked before.
  4. A plant room on a roof or in a basement may need the gateway inside the room. Check the signal from the plant room door.

What this kit will not do

  • Probes on the outside of a pipe read the pipe surface, which runs slightly below the water inside. The difference between flow and return is what matters, and that is reliable.
  • The EM300-DI input is for volt-free contacts only. Never connect it to a powered or live signal.
  • It monitors; it does not control. It will not restart a boiler or change a setpoint.
  • Use the fault terminals the manufacturer provides so you do not affect the appliance's safety controls or warranty. Wiring into the panel is work for a competent engineer.

Setting it up

  1. Identify the contacts. Find the volt-free fault or run terminals in the boiler or panel manual.
  2. Join the devices. Tap each sensor with a phone running Milesight's configuration app and set the EM300-DI to digital input mode.
  3. Fit the pipe probes. Strap each probe to bare pipe with a cable tie or clip, then refit the insulation over it.
  4. Wire the fault input. A competent engineer connects the EM300-DI to the volt-free fault contact.
  5. Set the alerts. Fault contact changes, flow temperature not reaching its normal level, room below 5°C, and any leak.

Before you order

Does this replace a BMS?

No. A BMS controls plant as well as monitoring it. This kit gives a building without one the alerts that matter most: faults, lost heat, frost risk and leaks.

What if the boiler has no fault output?

Many domestic-scale boilers do not. In that case the flow and return probes still show when the boiler stops delivering heat, which is the symptom that matters.

Can the probes go inside the pipe?

Not the TS201 probe, which is designed to be clamped or inserted into air and liquids through a gland. For immersion in a pocket, look at the TS101 insertion sensor.

Will it work for a heat pump plant room?

Yes. Flow and return temperatures matter even more for a heat pump, because the gap between them shows whether it is running efficiently.
