Empty buildings fail quietly. A door forced at the back, a boiler that stops in a cold snap, a slow leak from a pipe that froze: each costs far more when it is found on the next inspection rather than the day it happens. This kit reports all three and keeps a dated record of the building's condition between visits.

Vacant buildings rarely have broadband, so the gateway has 4G built in. It does need mains power and a SIM.

Sizing it for your site

  1. One door sensor on every external door and on any internal door that protects plant or stock.
  2. One temperature and humidity sensor in the coldest room and one wherever water is stored or pipework runs.
  3. One leak sensor under the stopcock, one under the boiler if it is kept running for frost protection.
  4. Large buildings or several floors may need a second gateway. Test the signal from the furthest door first.

What this kit will not do

  • It is not an intruder alarm. It has no siren and no police response, and it does not meet the intruder alarm standards an insurer may require.
  • The gateway needs mains power. If the supply is cut, the sensors keep recording but alerts stop until power returns.
  • Insurers set their own conditions for unoccupied buildings, often including regular physical inspections. Ask your insurer whether remote monitoring changes those conditions before relying on it.
  • The WS303 detects water at the spot where it sits, not a leak elsewhere in the building.

Setting it up

  1. Keep the power on. Check the building has a live supply for the gateway, and fit a SIM with a data plan.
  2. Join the sensors off site. Tap each sensor with a phone running Milesight's configuration app and label it by door or room.
  3. Fit the door sensors. Transceiver on the frame, magnet on the door, within 20 to 30 mm when closed.
  4. Place the frost and leak sensors. In the coldest room, beside the water tank or boiler, and on the floor under the stopcock.
  5. Set the alerts. Any door opening outside planned visits, temperatures approaching freezing, and any leak.

Before you order

Will this satisfy my insurer's unoccupied property conditions?

Only your insurer can say. Many policies require regular physical inspections of unoccupied buildings whatever monitoring is fitted. The kit gives you a dated record of doors, temperatures and leaks between those visits, which is worth sharing with them.

What happens if someone cuts the power?

The gateway stops sending alerts until power returns. The sensors keep recording on their own storage and send the missed readings afterwards, so you still see what happened.

Why IP67 door sensors rather than cheaper indoor ones?

An empty building gets cold and damp. The EM300-MCS is sealed to IP67 and rated from -30°C to 70°C, where the indoor WS301 is IP20 and rated for non-condensing air.

Can I move the kit to the next empty building?

Yes. Unscrew or unstick the sensors, and the gateway and sensors keep their configuration.
